This large double fronted Edwardian property in Upper Leytonstone had a very awkward ground floor layout. The kitchen furniture was in poor condition and inconveniently located in relation to the dining room. There was also a lack of general storage space, utility and no W/C facilities.

The existing long lean-to kitchen extension was completely demolished to allow greater flexibility for the internal remodelling of the ground floor area. We re-located the new kitchen in what was the rear reception room of the main house. This freed up sufficient space to construct a new extension to accommodate a breakfast/dining area as well as a reasonable size utility room and separate pantry.

To give a spacious feeling to the new layout we created a high sloping soffit ceiling in the link space between the new extension and the kitchen area. A large Velux rooflight allows lots of natural to enter into the internal areas.
