Detailed Design Stage
More detailed information will be prepared at this stage, for example, we will prepare a Schedule of Works. This is a written description of the proposed works as well as containing specifications for such items as sanitary ware and kitchen fixtures. We will also update the Cost Plan Analysis to ensure that the project is still within the budget parameters set by you. We will arrange further meetings with you to discuss such matters as materials, finishes, product selection of fixtures and fittings, we often ask clients to prepare a 'scrapbook' of images that try to capture their visual sensibilities.
Once Planning Consents have been obtained we can progress the project to the Building Regulations stage. Nearly all projects will require Building Regulation Approval. This entails the preparation of more technical information in the form of structural calculations and drawings, specification notes, technical drawings and details.
Some project will have an impact on adjoining owners’ rights in relation to Party Wall matters. We will undertake any Party Wall Agreements with adjoining owners as required.
